Wellington Web Maps: Search the property address to discover the Wind Zone, Flood Zone and Drainage Map.

Wellington City District Plan: Search the property address to understand the Assigned Precinct , Height Restrictions, Noise Zones, View Corridors and other Significant Designations.

Greater Wellington Regional Council - Shaky Ground: Search the property to determine which Shaky Ground [Earthquake] Zone the property falls within.

If you're getting serious about making an offer, don't hesitate to order the building archives for the property from the Wellington City Council - Building Consent Search website. Its a $60.00 investment that can uncover some interesting information - good and bad!

Project | Waitoa Renovation

We have been working with our Waitoa Road clients for approximately 2 years on a step by step journey to arrive in the right place.

Many facets of life have intertwined with this first stage of their renovation journey, as life does, and now, we are full steam ahead into demolition.

The back half of this home is set to become a spacious, bright and inviting kitchen, dining and living room with much better connection to the back yard.

Its time to say goodbye to the leaky conservatory and buckets once and for all!

Info | The Double Gazing & Insulation Comparative

In our line of work we often meet people who have intended to invest in double glazing for their home. While double glazing is now a Building Code requirement, its not the silver bullet for existing and period homes that you might think.

When we talk double glazing we will use "R-Values" to describe their Thermal Resistance. Sometimes this can be a little confusing so just think of it in dollars and cents!

The R-Value of a single glazed window is $0.19 cents. If it was double glazed $0.39 cents. If you then compare this to a wall (cladding, framing, insulation & GIB), you'll be looking at $2.00 - That's a big jump right!?

Double glazing can be a significant investment in your property so before you commit to it, think about how your home could work better for you and if this may affect the window locations or layouts.

Windows are one home item that you should do it once and do it right!
